The rental market in BC has never been more competitive. Tenants have options, and they increasingly choose buildings based on amenities — and EV charging has moved from a luxury to an expectation. One in five vehicles sold in BC is now electric, and that number grows every month. Tenants with EVs are actively filtering out buildings without chargers when they search. Offering EV charging doesn’t just attract new tenants — it gives your current ones a reason to stay.
EV Nook makes it simple for rental property owners and managers to add Level 2 charging without capital risk or operational complexity. You can choose to have EV Nook supply and install the chargers at no upfront cost through our Charging as a Service model — we own and manage the equipment, tenants pay per use, and the building is reimbursed for electricity costs monthly. Or if you prefer to own the infrastructure outright, we supply, install, and fully manage the system on your behalf. Either way, billing, maintenance, load management, and tenant support are all handled by EV Nook. You focus on your building — we handle the charging.
EV Charging for Rental Buildings — Features
Newer Buildings (EV-Ready) For buildings already equipped with EV-ready conduit and wiring, installation is straightforward. Landlord can choose the model that works for them:
- Charging as a Service — no upfront cost, EV Nook owns and manages equipment, building reimbursed for electricity monthly
- Own the Infrastructure — EV Nook supplies, installs and fully manages on your behalf
Older Buildings (Retrofit) Older buildings without existing EV infrastructure are not left behind:
- Smart Load Management — EVEMS can often eliminate the need for a costly electrical service upgrade entirely by intelligently distributing available capacity across all chargers
- Full Retrofit Service — EV Nook manages conduit, wiring, and panel work end-to-end; landlord is supported through available government incentive applications to offset costs
- Same ownership options apply — Buy the Charger or Charging as a Service, same as newer buildings
Billing & Pricing
- Flexible pricing options tailored to each building — per-kWh, fixed monthly, or combined plans
- Tenants pay only for what they use — non-EV owners pay nothing
- Automatic monthly billing through the app — zero landlord involvement
- Building reimbursed for electricity costs monthly, automatically
Clean Fuel Rebate Program
- EV Nook is registered under Canada’s Clean Fuel Regulations — a government program that generates credits for every kWh of electricity used to charge EVs
- A portion of these credits is passed back to tenants, effectively reducing their cost per charge
- No action required from tenants or the landlord — EV Nook handles registration and credit allocation automatically
Support & Maintenance
- Industry-leading 24/7 support for tenant and property managers — phone, email, and chat
- All hardware maintenance and warranty claims handled by EV Nook directly
- Remote monitoring of every charger — most issues resolved before tenants notice them
- Landlord and property manager never field a charging complaint

Frequently Asked Questions
Does the landlord need to spend anything to get started?
With Charging as a Service, there is no upfront cost to the property owner whatsoever. EV Nook supplies and installs all equipment at no charge. For owners who prefer to own the infrastructure, installation costs apply — however government incentive programs are available and EV Nook will guide you through the application process to offset those costs.
Who pays for the electricity?
Tenants pay for their own electricity consumption directly through the EV Nook app on a per-kWh basis. The building is reimbursed monthly for actual electricity costs — the property owner is never out of pocket.
What if only some tenants have EVs?
Only tenants who request charging access use the system. Tenants without EVs pay nothing and are completely unaffected. As EV adoption grows among your tenants, additional chargers can be added without disruption to the building.
What happens when a tenant moves out?
With Charging as a Service, EV Nook simply reassigns the charger to the incoming tenant — no action required from the property manager. If the owner purchased the hardware, the charger stays with the stall and is ready for the next tenant.
Will adding chargers overload our building’s electrical panel?
Not with EVEMS. Our load management system monitors available electrical capacity in real time and distributes power intelligently across all active chargers. In most cases buildings can support significantly more chargers than expected without any panel upgrade. EV Nook assesses every building before installation and is transparent about capacity upfront.
How does 24/7 support work?
Tenants and property managers can reach EV Nook support by phone, email, or chat at any time. Remote monitoring means our team is often aware of a charger issue before a tenant reports it. All hardware faults, warranty claims, and technical issues are handled directly by EV Nook — the property manager is never in the middle of a support issue.
